PERMIT & INSPECTION GENERAL INFORMATION

  • ALLOW A 24/72 HOUR ADVANCE NOTICE FOR INSPECTIONS, SCHEDULE ALL INSPECTIONS WITH RESPECTIVE INSPECTOR

Inspections: Zoning

Approval is required for all construction projects prior to permitting, including sheds, fences, and concrete. Plot/Site plan with setbacks and lot coverage is necessary.

Inspections: Building

  • Zoning is included in the building application.
  • Building Plan Review Required before permit is issued, application and plans to be submitted to the Permit Clerk.
  • Footer – Inspection when forms are set, and re-bar is in place and BEFORE concrete is poured.
  • Holes/piers – Inspection BEFORE poles are set or per instructions from Inspector.


Note: ICF, PWF, Superior wall foundations may require additional footer inspections, check with inspector.

  • Backfill – Inspection when drain tile and foundation coating are applied below grade. Drain tile is to be below top of floor with a minimum of 6” of pea stone surrounding the tile. (heated structures and attached garages require 6 mil plastic below floor)
  • Underground for Electrical, Mechanical or Plumbing
  • Frame – inspection prior to siding and subtrades (electrical, mechanical, or plumbing)
  • Rough – inspection after sub-trades rough inspections is approved. For mobile homes (tie downs), bedrooms require egress to exterior of dwelling and all basements require one (1) egress window or door.
  • Insulation – inspection before wall or ceiling coverings are installed. Walls R-21, Ceiling R-38, Foundation R-10, Floor R-10.
  • Final – Prior to inspection, the following must be completed:
    • All final inspections for Electrical, Mechanical and Plumbing permits.
    • Smoke/CO2 detectors must be installed to code where required.
    • Guardrails/handrails installed where required.
    • House number posted/installed and visible from the road.
    • Mobile homes must have all tie-downs, smoke detectors, fire extinguishers and all skirting installed.
    • Final grades 6” fall to distance of 10”, cannot flow water to adjoining properties.

Electrical:
Review, Service, Rough, Underground, and Final

Mechanical:
Rough, Gas Pressure Test, Underground, Final

Plumbing: 
Rough, Shower Pan, Sewer Line, Underground, and Final Upon approval of final building and trade inspections a CERTIFICATE OF OCCUPANCY (CofO) may be obtained.
NO TEMPORARY OCCUPANCY PERMITS WILL BE ISSUED FOR MOBILE HOMES TO OCCUPY a STRUCTURE WITHOUT a CofO IS ILLEGAL
Homestead tax credits cannot be obtained without a CofO
